Q: How does Florida homeowner's insurance work, and why does everyone keep warning me about it?
Florida insurance is genuinely different from what most buyers are used to, and it matters more than almost any other factor in your purchase. Premiums vary significantly based on the age of the home, the condition of the roof, the location relative to flood zones, and the construction type. A home with a roof that's more than 10-15 years old can be difficult or expensive to insure. I walk every buyer through the insurance picture on any home we're seriously considering — before you fall in love with it — so there are no surprises at closing.
Q: What is a flood zone, and do I need flood insurance?
Florida has areas designated by FEMA as higher flood risk, and homes in those zones typically require flood insurance in addition to standard homeowner's insurance. Flood insurance is a separate policy and can add significantly to your annual costs. Not all of Sarasota, Lakewood Ranch, Bradenton & Venice carries the same flood risk — in fact, many homes in these areas are in lower-risk zones with no flood insurance requirement. Knowing a home's flood zone designation is one of the first things I check, and I'll make sure you understand exactly what it means for your costs and your decision.
Q: How do HOA fees and rules work in Florida, and what should I watch out for?
Many of the most desirable communities in Sarasota, Lakewood Ranch, Bradenton & Venice are governed by homeowner associations. HOA fees can range from modest to significant, and the rules can affect everything from what color you can paint your front door to whether you can rent your home or park an RV on your property. Before you make an offer, I'll make sure you've reviewed the HOA documents, understand the fee structure, and know what the rules will mean for how you actually want to live.
Q: Is a Florida home inspection different from what I'm used to in Minnesota?
In some important ways, yes. Florida inspectors pay close attention to things that rarely come up in Minnesota or other cold-climate homes — roof condition and age, signs of water intrusion, wind mitigation features, HVAC condition (systems work much harder in Florida heat), and presence of Chinese drywall in certain construction eras. A thorough inspection is non-negotiable, and I work with inspectors who know what to look for in Florida homes specifically. I'll also help you understand what the inspection results actually mean for your negotiating position.
Q: Do I need to visit in person before buying, or can I buy remotely?
Many of my buyers — especially those relocating from Minnesota — purchase after one well-planned visit rather than multiple trips. The key is preparation. Before you arrive, I'll narrow down the areas and home types that fit your lifestyle and budget, so your time here is spent on serious contenders, not orientation. I also offer video walkthroughs so you can preview homes before your trip. If your timeline requires it, I can represent you effectively through the process even with limited in-person visits — but I'll always be honest with you about what I think you need to see before committing.
Q: How do buyer agent commissions work now after the recent NAR changes?
Since the August 2024 rule changes, buyers and their agents formally agree on compensation upfront, in writing, before showings begin. In practice, that means we'll have a short conversation about what my services are worth and how my compensation is structured — which can come from the seller, from the buyer, or a combination, depending on the property. I'll walk you through it clearly so you know exactly what to expect with no surprises.
Q: Should I sell my current home before buying in Florida, or buy first?
It depends on your finances, timeline, and tolerance for uncertainty. Some buyers prefer to sell first so they know exactly what they have to work with and avoid carrying two mortgages. Others lock in a Florida home first — especially in a market they've been watching — and use a bridge loan, HELOC, or cash reserves to bridge the gap. I'll talk through the math and the trade-offs with you, and if you're selling out of state I'll coordinate with my trusted referral network so both sides of the move stay on track.
